A DIFFERENT OPTION FOR YOUR DRIVEWAY OR PRIVATE ROAD

A long driveway can be a substantial paving investment. Chip seal gives you another option to evaluate, particularly when a stone-textured finish fits the property and the route it serves.

Tri County Asphalt provides chip seal in Porterville and across Tulare, Kings, Fresno and Kern counties. We help property owners compare the preparation, finished texture and expected use with conventional asphalt paving.

Before you choose, compare the full job: base preparation, drainage, traffic and the texture you want underfoot. A long vehicle route and the area beside your front door may call for different priorities.

WHAT CHIP SEAL LOOKS AND FEELS LIKE

Chip seal combines an asphalt binder with aggregate spread over the prepared surface and rolled into place. The stone remains part of the visible finish, giving it a coarser texture than asphalt paving.

That texture is important near a home. A long vehicle access route may have different priorities from the area where you walk barefoot, roll bins or use small wheeled equipment. Think about the whole route, including the section closest to the house.

Read our chip seal versus asphalt comparison for a closer look at those differences.

WHERE CHIP SEAL MAY FIT

LONGER DRIVEWAYS

When the driveway covers a large area, the choice of surface can have a meaningful effect on the total project. Chip seal may offer a practical alternative where the prepared base and traffic are appropriate.

EXISTING SURFACES THAT CAN BE PRESERVED

A surface treatment can help preserve pavement that remains structurally usable. It should not be expected to rebuild failed support or remove the need for repairs underneath.

PRIVATE ACCESS ROADS

For a private road, the vehicles, turning movements and underlying condition help determine the work. Tell us about regular deliveries, heavier equipment and any locations that deteriorate repeatedly.

THE GROUND STILL HAS TO SUPPORT THE SURFACE

Choosing chip seal does not make preparation optional. Weak areas, drainage and the shape of the road need attention before the binder and aggregate are placed.

We can discuss grading and site preparation along with the surface work. Where there is damaged asphalt, repairs may be part of the project before chip seal is considered.

This is especially important if you are comparing prices. One proposal may include preparation that another assumes is already complete.

COMPARE THE ENTIRE PROJECT WITH ASPHALT

Chip seal is often considered for its economics on larger areas, but the lower-cost choice cannot be determined from the material name alone. Preparation, access, repair needs and the size of the job affect both options.

Asphalt paving provides a smoother, more continuous finish. Chip seal leaves an exposed aggregate texture and has its own initial care requirements. We will help you compare both approaches for your property rather than treat them as interchangeable.

PLAN FOR THE FINISHED SURFACE

Discuss the early use of the surface before the work begins. Loose aggregate and initial traffic handling may require attention, and sharp turning or unsuitable vehicle use can disturb fresh work.

Follow the instructions for your project. If the route serves several households or a business, identify who will communicate those instructions to everyone using it.
