CLEAR MARKINGS HELP PEOPLE USE YOUR PROPERTY

Faded stalls leave drivers guessing where to park. Missing arrows and worn designated areas can make an otherwise maintained lot feel disorganized.

Tri County Asphalt provides parking lot striping for businesses and managed properties across the Central Valley. We refresh existing markings and complete striping after paving or sealcoating, with the layout reviewed before application.

Send photos of the existing markings or your proposed layout with the estimate request. Mention any spaces, arrows or loading areas that need to change so they can be addressed before painting begins.

STRIPING FOR NEW AND EXISTING PARKING LOTS

REFRESH FADED PARKING STALLS

Reestablish visible parking spaces when markings have worn down. Before repeating an old pattern, confirm that the arrangement still matches the property's needs and applicable requirements.

COMPLETE A PAVING OR SEALCOATING PROJECT

New asphalt and freshly coated pavement need finished markings. Plan parking lot paving or sealcoating together with striping so the lot is ready to return to use in the intended arrangement.

MARK TRAFFIC DIRECTIONS AND DESIGNATED AREAS

Directional arrows, crosswalk markings, loading areas and other specified markings help organize vehicle and pedestrian movement. We discuss the required markings as part of the project.

REVIEW THE LAYOUT BEFORE REPEATING IT

An old line pattern is not automatically the right plan for the next application. A change in tenants, loading activity or parking demand may reveal problems that were previously tolerated.

Tell us about tight turns, confusing entrances, vehicles blocking access or spaces that no longer work well. If the project changes the layout, obtain the necessary design and approval input before the markings are applied.

That conversation is far easier before the work than after fresh paint needs to be changed.

ACCESSIBLE PARKING INVOLVES MORE THAN PAINT

Accessible spaces work together with access aisles, signs, slopes and the route to the entrance. Striping is one part of that arrangement.

If you are changing accessible parking or concerned about the existing configuration, have the full layout reviewed by an appropriately qualified professional. We can discuss the marking work within that reviewed plan. Painting a symbol alone does not establish compliance.

Our parking accessibility planning guide explains the main questions to address before restriping.

PREPARE THE SURFACE AND THE PARKING PLAN

The surface needs to be ready for the selected marking material. Loose debris, worn pavement or recent coating can affect the timing and preparation.

If the pavement needs repairs, address them before the final markings. We also discuss vehicle removal and access so parked cars do not interrupt the work or occupy areas before they are ready.

For occupied properties, our property manager services bring those coordination needs into the wider maintenance plan.

A FINISHING STEP CUSTOMERS NOTICE

A well-marked lot looks cared for and gives people clearer directions on arrival. It also helps complete the visual improvement after repairs and sealcoating.
