Sealcoating is a protective emulsion applied to asphalt surfaces that shields against UV rays, water, oil, grease, and oxidation. It extends pavement life, enhances appearance (creating a rich black, non-skid surface), and saves significant money over time.
-
Our premium SteelGuard sealer (over 60% crushed rock) requires minimal water, fills cracks better, produces a flat black non-skid surface with less tracking/scuffing, and offers longer protection. Economy sealers have more water, lower solids (sand), and result in a shinier, less durable finish. We recommend SteelGuard as a true "investment-grade" product. Steelguard uses crushed rock as the solids, Economy uses Sand
-
We generally recommend sealcoating every 2–3 years for optimal protection, depending on traffic, climate, and existing condition. Our team offers free periodic inspections to help you budget and schedule maintenance.
-
Yes—our recommended SteelGuard products are “GRAS” (Generally Regarded As Safe) by EPA standards, with no biocides, formaldehyde, or unnecessary synthetic additives.
-
An overlay adds a new layer of asphalt over the existing surface to extend life and add strength at a lower cost. Full repaving or reclamation (milling/pulverization) is used for more severe damage and rebuilds the structure from the base up. We’ll assess your pavement and recommend the most cost-effective solution.
-
Hot crack sealing uses rubberized sealant applied at high temperature to create a flexible, long-lasting bond (typically 3–5 years) that prevents water, dirt, and debris from entering cracks and causing potholes or base damage. It’s one of the most cost-effective ways to protect your investment.
-
Absolutely. We work on everything from large commercial parking lots and roadways to residential driveways and small repairs. Our crews are trained to minimize disruption and treat your property (and customers) with care.
-
Timelines vary by scope:
Sealcoating or crack sealing: Often completed in 1–2 days
Patching/repairs: Same day to a few days
Larger paving projects: Several days to weeks
We provide clear schedules and use proper barricades/signage for safety.
-
We’ll provide specific instructions, but generally: remove vehicles, clear the area of debris, and plan for no traffic during curing (typically 24–48 hours for sealcoating).
